URGENT REPAIRS
ATTENTION TENANTS
All urgent repairs must be reported to the office and/or your property manager.
Please contact your property manager on 0477 225 534 or (03) 9785 1755 who will help you to sort out
the urgent repairs in your rental home. Please make sure the repair falls under the ‘urgent repairs’
category. In the event you can’t reach your property manager outside business office hours (9.00am-
5.00pm Mon-Fri ) and you need to organise the repairs, we have listed the approved ‘urgent repairers’ below for you.
Urgent repairs are:
-
- a burst water service
- a blocked or broken toilet system
- a serious roof leak
- a gas leak
- a dangerous electrical fault
- flooding or serious flood damage
- serious storm or fire damage
- a failure or breakdown of any essential service or appliance provided by your landlord or agent for hot water, water, cooking, heating, or laundering
- failure or breakdown of the gas, electricity, or water supply
- any fault or damage in the premises that makes the premises unsafe or insecure
- an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
- a serious fault in a lift or staircase
Please note
If you, the tenant organised the repair and it is not considered as an urgent repair, you, the tenant will be liable to pay the difference between the cost of normal working hours and after hours call out.
